What is the purpose of Building Underlay. Why does it matter?

Building Underlay — also known as roof and wall wrap — is your building's second line of defence, installed between the framing and the external cladding. Its primary role is to stop wind-driven rain and draughts from getting past that outer layer, while also giving temporary weather protection during construction, before the cladding goes on.

Underlay does more than keep the weather out — it also manages moisture generated from within. Everyday activities like breathing, cooking and showering create significant humidity inside our homes and businesses. Breathable synthetic underlays let this water vapour escape from wall and roof cavities, so it can drain or evaporate rather than becoming trapped. This ongoing breathability protects timber framing from dampness, mould, rot and decay — helping keep homes and buildings warmer, drier and healthier.

Maximum permitted exposure before cladding must be installed — 7 days for roof applications, 90 days for wall applications, per BRANZ Appraisals 1136 & 1137.
